Research covers all aspects of the property, from analyzing the experience of the developer and the quality of the design and construction, to the suburb and location in relation to amenities, transport and services. These factors are important to us because they are important to renters and homebuyers.

Suburb and location criteria

Location-wise, we look at a number of attraction factors and growth drivers for the area, including new infrastructure and investment that will improve the area and add extra value to property prices.

Our key location selection criteria include:

  • Close to transport
  • Close to quality shopping centres
  • Close to schools
  • Parklands nearby
  • Proximity to proposed infrastructure projects
  • Within 30kms of a CBD
  • Price point of between $300,000 and $450,000
  • High demand for rentals
  • Attractive to quality tenants

House and land criteria

When assessing house and land packages, the first thing we look at is the quality of the developer and the estate. If the development meets our selection criteria we will typically target blocks of land that are between 300sqm and 600sqm, with a home that is between 140sqm and 220sqm.

We target turn-key family homes with a very high standard of fixtures and fittings. Put simply, the homes we recommend will ultimately have solid appeal to an owner-occupier family once offered for sale in many years to come.

This is what we look for when selecting house and land packages:

  • New, turn-key properties offering maximum depreciation benefits
  • Long-term, sustainable capital growth potential
  • High rental appeal for strong rental returns
  • Strong re-sale appeal and potential

Town house criteria

When assessing townhouse projects, we will again look at the quality and infrastructure of the proposed development against our selection criteria. Townhouses will be from 120sqm to 220sqm and situated in estates offered by some of Australia's leading developers.

The townhouse investment properties we recommend are finished to the same high specifications as our house and land packages – stone benchtops, timber flooring, vinyl wrap cabinetry and quality fittings throughout. And again, the driving factors for townhouse developments are:
